Simply the following term

T=(\frac{a^2-b^2}{x^2-y^2})^n*(\frac{x-y}{a+b})^n.

Applying power rules and the third binomial formula, we get

\small T=(\frac{(a^2-b^2)(x-y)}{(x^2-y^2)(a+b)})^n

\small =(\frac{(a-b)(a+b)(x-y)}{(x-y)(x+y)(a+b)})^n=(\frac{a-b}{x+y})^n.
